 "It's the little things in life that matter"
 I'm sure you have heard that at some point in your life.  My grandmother used to always tell me that, and she was right.  This is especially true when getting your home ready for the market.  The little things will make the biggest impressions.  Too many sellers concentrate on the big things  and then they neglect all the little things.  Little things like changing lightbulbs, switch plates, doorknobs, and cleaning windows can make the difference in a full price offer and a low ball offer.  I give my sellers a list of the little things that should not be neglected to make sure their home is ready receive top dollar right from the beginning.  Maybe its re-caulking the bathtub, cleaning or replacing the air intakes, or putting down new liners in the kitchen drawers.  Buyers notice these things and they speak volumes to the overall condition of the home.  When  buyer feels that  home has been well taken care of, they will make higher price offers because they have some security in knowing the home has been well maintained and thus posses less of a risk than others that look to have a lack of care.  
Go through you home with "buyer's eyes", look at your home from a critical view point and try to find ANYTHING that stands out as a potential trigger to scare off buyers or drop your price.  Make a list of all the things that stand out and then think of each one as $100.00 deduction in your asking price.  If it won't cost you $100.00 to fix it, replace it, or clean it....then do it.
