National Houseing Report for December 2014



What's moving Collin County?

 

2014 brought with it huge movement in the Collin County Real Estate market, making it the fastest rowing county in the nation.  But why?  Why is this quaint area of North Texas so attractive to both residential and commercial customers?  This might be easy to answer if you are from here.  Collin County has a diverse community of varying cultures and geography.  It seems Collin County has something for everyone. from urban loft living, to open farm land. 

For businesses, Collin County is attractive because of the space available for development and the local economy.

 In 2014 Toyota announced that its plans to move their headquarters in Plano.  This move will bring over 4000 new residents and create hundreds of new jobs for the area.

The Dallas Cowboys are moving their training camp from Valley Ranch to Frisco, along with a Texas sized multi use retail facility and mall.  State Farm Insurance has also made Plano their home, coming from Illinois.  Their newly constructed high-rise office building can be see as the tallest in the Plano skyline. 


The Nebraska Furniture Mart is also building the world's largest furniture store in The Colony, just west of Frisco on HWY 121.  This has prompted additional growth from Rooms to go, Holliday Inn, and several other developers setting up shop nearby. 

For homeowners, Collin County offers a rich environment, top notch schools, clean cities and streets, and most of all affordable housing in comparison with the National averages.

New construction continues to drive competition in the marketplace with existing home sales.  Apartments and master planned communities with features like golf courses, swimming pools, club houses, fitness centers, walking paths, nature preserves, neighborhood wifi, and much, much more!
Oh, and don't forget the schools!  Many people move here and are surprised by our schools rankings.  Here public schools are often times better than the private schools.  Small classrooms, computers, open concepts, experienced teachers and staff and full on student assistance programs.  


With all this hustle and bustle, Collin County is expected to continue grow over the next several years, with expansions of the local rail system, highway system, toll roads, parks and wildlife, as well as the commercial and residential expansion we are seeing today.

This is a very special place to live and work and play.

What's hot in the Bedroom?

To me one of the most enjoyable parts of being a Realtor is getting to see so many houses and their unique interiors.  It's as if each one takes on a personallity of its own.  I find this to be particularly true in the bedroom. 
The bedroom is a special room in a house for many reasons, and  have found that it means different things different people.  To some, the bedroom is a place to escape, a fantacy world so to speak.   To others, the bedroom is a place of seclusion and intimacy.  A room designed for focus and depth, a place for reflections, the bedroom has become known as a place of security and warmth, safety.
 
The history and evolution of what we know the modern bedroom to be is a very interesting one that has helped shape much of how we live our lives today.  The bedroom didn't truly exist in it's modern form until the early 1600's, when owning a bed became a possibility to the emerging middle class in Europe. 
 
The bedroom was not a private place in early years, in fact the only privacy would have been behind drapes which were drawn from the tall bed posts.  It wasn't until much later when the concept of privacy was introduced to the bedroom. 
 
 
There are about as many types of bedrooms as there are people, and while researching "the bedroom", I found some amazingly unique designs that speak volumes of the individuals who sleep in them. 
It is amazing that from straw mattresses and hits of hay, we have evolved to creating  these incredible suites. I hope you enjoy marveling over them as much as I did, leave a comment and let me know your favorites.
 
Today's hottest bedroom trends include graphic vinyl wall art. These giant stickers make it easy to create that accent wall every bedroom has to have. Modular furniture and contrasting bold colors are taking the stage over traditional European styles which have been popular in recent years.
 
 Chandeliers are another hot item in bedrooms today, along with electric fireplaces. Both of these add finesse and a bit of awe to your budoir'. Another hot bedroom piece for 2013 are oversized tuffted pillows. These are great or stacking on the floor at the foot of the bed, or along a wall to create a cozy sitting space.

 "It's the little things in life that matter"
 I'm sure you have heard that at some point in your life.  My grandmother used to always tell me that, and she was right.  This is especially true when getting your home ready for the market.  The little things will make the biggest impressions.  Too many sellers concentrate on the big things  and then they neglect all the little things.  Little things like changing lightbulbs, switch plates, doorknobs, and cleaning windows can make the difference in a full price offer and a low ball offer.  I give my sellers a list of the little things that should not be neglected to make sure their home is ready receive top dollar right from the beginning.  Maybe its re-caulking the bathtub, cleaning or replacing the air intakes, or putting down new liners in the kitchen drawers.  Buyers notice these things and they speak volumes to the overall condition of the home.  When  buyer feels that  home has been well taken care of, they will make higher price offers because they have some security in knowing the home has been well maintained and thus posses less of a risk than others that look to have a lack of care.  
Go through you home with "buyer's eyes", look at your home from a critical view point and try to find ANYTHING that stands out as a potential trigger to scare off buyers or drop your price.  Make a list of all the things that stand out and then think of each one as $100.00 deduction in your asking price.  If it won't cost you $100.00 to fix it, replace it, or clean it....then do it.

Hava's Handy Home Tip #1

What's behind that door?


 Curb appeal is so important.  The first impression a potential homebuyer will have is the front of your house.  You probably already know to  clear out any clutter, garden tools, toys, papers and keep the bushes and shrubs trim.  But here's something you might not have thought of...Paint your front door.  That's right, and it's not just about fresh paint, the color you choose for your front door makes a statement about you, your house, and what its like on the inside. Painting the front door bold blue or deep green will bring attention and liven things up while a red door demands respect. Avoid dark colors like black, navy blue, forest green, and dark brown as these colors make the entrance less appealing and therefore uninviting.   Finally, put out a new mat. find one that is big enough to cover the entire entrance way.  Use a natural fiber mat over a plastic mat as the plastic get slippery when wet.  A natural fiber door mat will welcome guests and keep out dirt.
